Emergency Property Maintenance Policy

In order for our maintenance department to provide excellent customer service it is important that our residents know the difference between a true emergency (a problem that requires immediate attention) and something that can wait until the next business day. The guide below should help.

  • Leave the building FIRST, and then call 911. Only then you should call the emergency line.

  • Call 911 FIRST, then call the emergency line.

  • Call the emergency line.

  • This is an emergency only if the outside temperature is 40 degrees or below. Call the emergency line.

  • This is an emergency only if the outside temperature is 80 degrees or higher. Call the emergency line.

  • If your unit has NO POWER

    1. Check to see if any breakers have been tripped.

    If no breakers are tripped

    1. Call PECO at 1-800-841-4141 to make sure the outage is not an area wide problem.

    If the problem is area wide

    1. Maintenance will not be able to solve the problem.

    If there are no power outages in your area and no breakers have been tripped

    1. Call the emergency line.

  • Call the emergency line

  • Call the emergency line.

    1. Leave the building FIRST

    2. Call PGW's 24-hour gas emergency hotline at (215) 235-1212.

    3. Call the emergency line.

  • For clogged toilets (if the water is overflowing onto the floor)

    1. Turn the water valve behind the toilet to OFF.

    2. Call the emergency line.

    If you experience no water service

    1. Call the Philadelphia Water Department (215) 685-6300 or your local water company to learn of water main breaks in the area.

    If there is a major water pipe leakage

    1. CALL THE EMERGENCY LINE

How Do I Contact Emergency Maintenance?

If you have a true emergency (see above) please call or text ‪(267) 393-4994. If you are asked to leave a message please provide the following information.

  • Your name clearly

  • Your property address and unit number

  • Your telephone number

  • Brief description of the problem (a few sentences or phrases)

  • Text photos and videos of the issue, so we are able to extend to our Maintenance Team.

Our expert maintenance team will determine when someone will be sent out. Rezide and Co reserves the right to enter your unit without notice and without resident present to address any emergency maintenance issues, even those not reported by a resident.
